Surveying the existing situation

The best way to start any construction project is with a detailed survey. We compare the digitally surveyed situation with the cadastral plan and your design sketches. This is crucial for site development, landscaping, sales, building and environmental permits, as well as for the elaboration of your design.

The demolition of old buildings often creates a large open space that can be redeveloped. Before or during the architect’s design phase, you can have the available space and the profile of adjacent buildings surveyed. This can even be done before demolition, allowing you to continue working within the existing building during the new design phase.

To get off to a good start with a renovation, extension or the installation of steel structures and machinery, it’s best to have a detailed survey before the design phase.

We turn our surveys into drawings, including multiple views or section plans where required. More complex situations are clarified using photographs. We also use surveying equipment that records measured points together with photographic data. In addition, we can digitally compare the surveyed situation with the proposed design plans.

The construction of a new project requires a thorough understanding of the terrain. We specialise in precise site levelling, which allows you, for example, to determine whether natural water drainage can be used or how water management can be improved. Heights are measured relative to official benchmark points from the National Geographic Institute (Belgium) or Rijkswaterstaat (The Netherlands).

During groundwater dewatering or soil remediation, we can monitor groundwater levels in piezometers. Our expertise is also invaluable for applications on industrial sites, construction sites, agricultural land, parks, golf courses, campsites, bungalow parks, residential areas, waterways and canals.

During high-risk construction works – such as excavation close to buildings, vibrating sheet piles, or heavy dewatering – periodic levelling of measurement bolts and targets installed in adjacent buildings is highly recommended. This monitoring allows us to detect settlement down to one tenth of a millimetre (1/10 mm). We can also install crack meters in case of pre-existing damage or risk of damage.

Construction works can have a significant impact on the stability of the subsoil. We repeat precision levelling and monitoring at agreed intervals to detect settlement, cracks or movements in neighbouring and surrounding buildings. This allows you to anticipate potential settlement at all times. We collaborate closely with engineers and provide clear, comprehensive reporting.

Floor flatness can be measured using precision levelling techniques. This is particularly important in distribution centres, warehouses and factories for the operation and stability of robots, forklifts and machinery setups. We always provide the necessary reports and certificates.

Minimal tolerances are permitted when installing curtain walls, glass roofs and façade cladding in aluminium, steel, prefab concrete or natural stone. Once the structural shell is complete, we transfer the axes and measure the deviations of the concrete structure. We provide reports and survey drawings so you can take the appropriate corrective measures.

Both the elements in the factory and the building after assembly can be measured and compared with quality requirements and tolerances. This is suitable for adjusting production processes as well as for final inspection.

Your client may require the final delivered condition of the project to be documented accurately. Knowing the location of pile foundations, drainage systems and utility lines can be invaluable for future extensions or excavation works.

Would you like measurements to be carried out in accordance with legal standards (NBN, NEN, DIN or ISO)? We measure both complete structures and individual building components, including dimensions, perpendicularity, flatness, horizontality, positioning and coordinates.

We can also verify measurements against agreed quality classes. You receive detailed reports including measurement results, averages, standard deviations and maximum deviations. We also issue certificates for sports infrastructure, such as the correct length of an Olympic swimming pool or athletics track, or the coordinates of a pigeon loft.

We perform measurements and issue certificates in accordance with NEN 2580 and NEN 2581 standards. Long-term leases and commercial rental agreements often specify gross, net, tare and usable floor areas.

In the context of sustainability, many valuable elements such as pile foundations, columns, beams and floor elements can be reused after demolition. We carry out an inventory and record the elements’ dimensions.

Surveying new utility lines before closing a trench is important for utility companies and road construction contractors. These measurements are then incorporated into the national coordinate system. We also prepare as-built plans, allowing existing lines to be set out again during future works and preventing excavation damage.

The advanced 3D scanner captures XYZ coordinates of the surrounding environment, creating a point cloud. The scanner can also take photographs, allowing the points in the cloud to display their real colours.

For complex projects, multiple scan positions are used to create an accurate 3D point cloud or 3D model. We then generate the necessary plans, cross-sections and elevations. If required, we add dimensions or zoom in on details. From every pixel in the point cloud, measurements can be taken to another pixel or surface.

Our software allows us to produce sections, volumes, flatness reports and complete topographical or architectural plans quickly, accurately and precisely. Most modern drawing software can easily import point clouds and plans.
